In almost every tower we take over, the trash room and the chute are the source and the units are the symptom. A resident on the ninth floor reports roaches; the population lives in the chute and travels. Boards spend years treating individual units and wonder why it never ends. Fix the chute and the trash room on a proper rotation and the unit calls drop off within a couple of cycles.

Can residents call you directly?
That is your board's call. Some communities route everything through management, others want residents to reach us directly. Both work, we just need it agreed up front.
What do we give residents?
A service report after each visit that is written to be forwarded as-is. No internal shorthand, nothing that needs translating.

Yes. Property management portfolios are quoted as one program with one point of contact.
